Henderson Public Records Map
Henderson is a city, not a separate county records jurisdiction. That split determines where a file lives. The city is custodian for its own legislation, permits, licenses, code matters, police material, and Municipal Court cases. Clark County keeps recorded instruments, the property roll, marriage files, elections data, and Justice and District Court records. Nevada holds statewide vital, prison, business, and professional-license data.
| Record Set | Keeper | Web Coverage | Access Route |
|---|---|---|---|
| Deeds and liens | Clark County Recorder | Official records 1988 onward | Free index; paid copies; microfilm from 1909 |
| Property roll | Clark County Assessor and GIS | Current owner, address, and parcel data | Free search; counter and data files |
| Municipal cases | Henderson Municipal Court | eAccess name, citation, or case search | Online summary or court clerk |
| District cases and probate | Eighth Judicial District Court | Case inquiry; older index and microfilm | Online summary; paid search and copies |
| Births and deaths | Nevada OVR or SNHD | State custody from July 1911 | Eligibility, ID, and fee required |
| Marriage | Clark County Clerk | Name and certificate search | Online index; plain or certified copy |
| Voter lists | Clark County Elections | Self-login plus weekly list files | Protected fields removed |
| City permits and licenses | Henderson DSC and BizSense | Current searches | Free portal or city request |
Open status does not mean every field or image is available. Adoption, juvenile, and sealed court files are restricted. Recent birth and death certificates require a direct and tangible interest. Nevada also shields designated voter identifiers, protected addresses, and compiled government contact databases in circumstances set by law.
Henderson Records Offices and Portals
Several counters serve Henderson, and their jurisdictions do not overlap neatly. The county recorder has a branch inside Henderson City Hall, a rare practical link between city and county service. The main recorder office and District Court clerk remain in Las Vegas. The City Clerk manages municipal archives and routes city requests.
The Henderson recorder branch provides access to holdings from 1909 forward. Research time is generally limited to 15 minutes when others are waiting. Main recorder staff can also help with mail orders, while the City Clerk handles city-created files rather than county deeds.
Henderson Recorder Index Access
The Clark County Recorder's Acclaim system covers official documents from 1988, UCC filings from 1986, and federal tax liens from 1984. Name, parcel, instrument, and record-date routes support grantor and grantee research. A grantor transfers an interest; a grantee receives it. New documents usually reach the index within about one to three days.
| Search Key | Use | Format Note |
|---|---|---|
| Party name | Find grantors and grantees | Try name variants |
| APN | Connect a parcel to instruments | Use the assessor parcel number |
| Instrument number | Open one indexed filing | Best for a known document |
| Record date | Narrow a time span | Pair with another known fact |
Index data identifies a filing; it is not the full recorded image. Anyone may buy a copy. The standard recorded-document charge is $1 per page plus $4 for certification. Online orders add 2 percent plus $1.25. Email delivery is listed at one to two business days, while postal delivery is seven to ten business days.
Older Henderson Records Stay Offline
The web index does not erase earlier holdings. Deeds and other recorder material from 1909 through 1987 require microfilm or counter research. A mail request needs the book or instrument reference and a page count, with payment by cashier's check or money order. For pre-1988 page counts, the recorder directs questions to CCOROrder@ClarkCountyNV.gov.
District Court has a similar split. An Odyssey inquiry miss can lead to Records staff, an older index, or microfilm. Pre-1990 name searches cost $.50 for each year and name under NRS 19.013. Large or microfilm orders may take two weeks. This offline chain matters when an online search returns nothing, since absence from the portal does not prove that no filing exists.
Note: Henderson's City Hall recorder counter joins county deed research and city records service in one building, but each office remains a separate custodian.
Henderson Property Record Links
Clark County's assessor search accepts parcel number, owner name, address, subdivision, parcel type, book and page, and related parcel-map modes. The roll can show an owner, mailing address, physical site address, land use, and value. Mailing and site addresses may differ. Neither proves that the owner now occupies the parcel.
OpenWeb adds sale dates and prices, zoning, flood data, ownership history, legal-description elements, districts, and links to the assessor, treasurer, recorder, maps, and document images. APN means assessor's parcel number, a cross-system key rather than proof of title. For an offline option, assessor counters and secured-roll data files remain available. Parcel maps aid assessment; they are not surveys.
Henderson Court Record Boundaries
Henderson Municipal Court covers city misdemeanors and traffic matters. eAccess can search by a first and last name of at least two characters, with optional middle name, date range, birth date, and case type. Separate modes accept company name, full ticket number, or a structured case number. Felonies, gross misdemeanors, and matters beyond city jurisdiction route elsewhere.
The Eighth Judicial District Court inquiry covers civil, criminal, family, probate, and child-support files. Results may show parties and roles, case type, filing date, judge, events, status, and a chronological docket. A docket is the ordered list of case activity. Copies cost $.50 per page, certification adds $3, and exemplification adds $6. Juvenile, adoption, sealed, and other confidential portions are not open.
Henderson Vital Record Limits
Nevada's Office of Vital Records and the Southern Nevada Health District issue qualifying Clark County birth and death copies. State custody begins July 1, 1911. Under NRS 440.125 and 440.650, birth records can open for genealogical release after 125 years and death records after 50 years. Newer certificates require a qualified applicant, photo ID, and proof of direct and tangible interest.
The Nevada vital-record forms and fee page shows the applications used to state event facts, relationship, contact details, signature, identification, and payment.
The form route makes the eligibility check part of ordering, not an open name index. Certified birth and Clark County death copies are $25. Mail applicants may use a check or money order; cards require authorization and cardholder ID, and cash should not be mailed. Marriage certificates come from the Clark County Clerk, while divorce decrees come from District Court. A state marriage or divorce search costs $10 and only locates or verifies the event. Copies still come from the clerk or court.
Henderson City Records Channels
City systems cover ordinances, resolutions, minutes, agenda items, contracts, policy, code, crime reports, development files, crash reports, GIS, permits, inspections, and licenses. DSC Online searches permits, plans, inspections, and licenses without login. BizSense filters city business licenses by business location, Nevada business ID, company, license type, subtype, and status.
The Henderson business-license search presents the city-level fields used to verify a local license.
The results belong to the city, while entity filings belong to the Nevada Secretary of State. If no portal supplies the needed existing file, Contact Henderson accepts a records request by category. Choose “Other” when the custodian is uncertain.
Henderson Custody Record Routes
Custody searches are split by agency. Henderson Detention Center accepts a partial inmate name after the user accepts its warning; a blank name browses current municipal custody. Clark County Detention Center has its own in-custody tool. It can search with more than two surname letters, an inmate ID, or a Justice Court case number.
The Nevada Department of Corrections Offender Search uses an offender ID or name, with a percent sign available as a wildcard.
State prison information is raw search data, not a certified record. Henderson arrest material may be in the municipal system rather than the county jail, so the arresting jurisdiction should guide the first search. Phone routes include 702-267-JAIL for Henderson and 702-671-3900 for current county information.
Henderson Election Record Access
Clark County Registered Voter Services is an authenticated self-lookup, not an open search by someone else's name. Nevada law separately permits voter-list access with protected fields removed. NRS 293.558 shields Social Security, driver or state ID, and election-process email data. Address and phone may also be withheld by written request, and Confidential Address Program information receives stronger protection.
The Clark County Elections office publishes services, reports, contacts, and historical election material.
The office is the custodian for county lists and voting data, while the private login serves the registered voter. Detailed treatment of the self-lookup and voter-file rules belongs with the Henderson voter registration lookup.
The weekly voter-list files are compressed, comma-delimited ASCII downloads with layouts and import guidance.
Clark County cautions that spreadsheet tools may not suit the file size and does not guarantee every interpretation of the data. The list channel and authenticated login serve different purposes.
Henderson Record Access Terms
Office language can obscure the right request. Four terms explain why a result may be searchable but not yet usable as an official copy.
- Index
- A searchable list of filing facts, not always the document image.
- Certified copy
- A copy authenticated by its custodian for formal use.
- Custodian
- The office responsible for keeping and responding for a record.
- Exemption
- A law that closes a record or requires protected parts to be removed.
Nevada requires release of material that can be separated from exempt content. Redaction means concealing the protected part while disclosing the rest. A precise request helps staff distinguish an existing record from a new report the agency is not required to create.
Henderson Record Alerts Have Limits
The Clark County Recorder's Record Notification Service can email an alert when a filing matches an enrolled name or parcel. It does not stop a document from being recorded. Nor can the service promise that every alert proves fraud or that every improper filing will be caught.
If a suspicious deed alert arrives, preserve it, obtain the recorded copy from the custodian, and contact local law enforcement and qualified counsel as appropriate. The recorder also warns about mailers that charge far more than the office's stated $1-per-page copy price. Compare any solicitation with the official fee and office contact before paying.
Fee check. An alert is notice, not fraud prevention, and an official copy may cost far less than a private deed-copy offer.
Request Henderson Public Records
The Nevada Public Records Act, NRS chapter 239, opens government material unless another law makes it confidential. A request may be oral or written. By the end of the fifth business day, the custodian must produce the material, refer the requester to a known keeper, give a written delay and estimated availability, cite legal authority for denial, or seek clarification.
- Identify whether Henderson, Clark County, or Nevada created the record.
- Check the correct online index, then note any case, instrument, parcel, or license number.
- Submit a narrow subject, record type, approximate date range, and delivery preference through the custodian's portal, counter, phone, mail, or email route.
- Review the cost estimate. Henderson may request a 50 percent deposit and pause work until approval.
- If material is withheld, ask for the precise legal authority, seek segregable portions, narrow the scope, or pursue district-court relief under NRS 239.011.
General copies may be charged at actual cost under NRS 239.052. Extraordinary use can carry an added charge under NRS 239.055. Henderson generally provides inspection without a copy fee, while extraordinary research begins after the first ten hours, in 30-minute increments, at the actual position rate capped at $35 per hour and $.50 per page total.
Lawful use. Open access does not permit stalking, harassment, threats, or intimidation. Nevada law applies even when the underlying facts came from government files.
